The agreement for using Arete Home Review.

These Terms define the product you receive, how you may use it, what Arete can and cannot establish about a home, and the rights that remain yours.

Plain-English overview: Arete gives you a structured, personalized review based on the information available. It does not inspect the property or replace a qualified professional. One purchase includes one report, 90 days of report access, and one eligible revision within 7 days. If Arete does not deliver what was purchased, the Refund and Report-Remediation Policy explains how we correct it or refund it.

1. Who operates Arete

Arete Home Review is an Arete product operated by OnRepeat Ventures LLC, an Illinois limited liability company. “Arete,” “we,” “us,” and “our” refer to OnRepeat Ventures LLC operating Arete Home Review.

These Terms apply to the Arete website, intake, generated PDF, private living report, related transactional emails, and support connected with a purchase.

2. Acceptance and eligibility

You accept these Terms by purchasing, accessing the intake, checking the required Terms acknowledgment, submitting information for a review, or using a delivered report.

You must be at least 18 years old and legally able to enter a contract. Arete is designed and marketed for U.S. homeowners and home buyers. Its examples, planning ranges, climate assumptions, and references are U.S.-centric.

If you do not agree, do not submit the intake. An unused purchase may qualify for a refund under the Refund and Report-Remediation Policy.

3. What you purchase

One purchase includes one Arete Home Review, Inspection Translation, Listing Review, or Listing Comparison, as selected in the intake. The purchase includes:

  • a generated PDF;
  • a private living-report link available for 90 days;
  • one eligible correction, revision, or deepening submission within 7 calendar days after the first completed report; and
  • reasonable product and delivery support.

The product, price, and included revision rights shown at purchase control if they differ from later marketing copy.

Gumroad processes the transaction as merchant of record and provides the license key used to access the intake. Gumroad’s buyer and payment terms also apply to the transaction.

4. Personal-use license

OnRepeat Ventures LLC owns the Arete software, judgment framework, report system, design, templates, and other product materials.

Subject to payment and compliance with these Terms, we grant you a limited, non-exclusive, non-transferable license to use the delivered report for personal, household, home-evaluation, and home-maintenance purposes.

You may share the report with members of your household and with professionals helping evaluate, inspect, repair, maintain, insure, finance, or transact concerning the specific home. You may not resell, sublicense, publish it as a commercial product, remove ownership notices, or use the report or Arete materials to build a competing product or dataset.

5. Your information and documents

You are responsible for providing information you reasonably believe is accurate and for correcting extracted information before submission. You represent that you have permission to submit any document or information supplied to Arete.

Do not submit Social Security numbers, financial-account numbers, medical records, passwords, unrelated personal records, or information about another person that is not reasonably necessary for the review.

Arete may screen, redact, truncate, or reject content that is irrelevant, unsafe, unlawful, technically unsuitable, or outside the product’s home-related scope.

6. What Arete is—and is not

Arete organizes customer-supplied information and permitted document text through a structured judgment framework. Automated and AI-assisted systems help generate the report, and deterministic checks enforce defined product boundaries.

Arete is informational homeowner and home-buyer guidance. It is not:

  • a licensed home inspection;
  • an engineering, architectural, environmental, mold, pest, or code-compliance assessment;
  • a contractor bid, diagnosis, scope of work, or warranty;
  • legal, tax, insurance, lending, valuation, investment, negotiation, or real-estate advice;
  • a guarantee that a home, system, component, repair, listing, or document is safe, complete, accurate, compliant, or free from hidden defects; or
  • a recommendation to buy, sell, avoid, finance, insure, or repair a particular home.

Arete does not visit the property, observe concealed conditions, test systems, verify permits, confirm code compliance, or independently authenticate the information provided.

Unknowns, estimates, and planning ranges

The usefulness of a review depends on the information available. Arete may identify unknowns, assumptions, typical values, decision states, questions to ask, and regional planning ranges. Planning ranges are orientation tools—not contractor quotes, appraisals, promises of cost, or predictions.

Verify material findings with an appropriately qualified professional before making safety, repair, purchase, sale, financing, insurance, or legal decisions.

Urgent conditions

Arete is not an emergency service and is not continuously monitored. For an active leak, fire or electrical hazard, gas odor or suspected gas condition, structural movement, flooding, sewage condition, carbon-monoxide concern, or another urgent safety issue, leave or secure the area as appropriate and contact emergency services, the utility, or a qualified professional promptly. Do not wait for an Arete report.

7. Delivery, access, and revisions

The intake displays an estimated generation time, but delivery timing is not guaranteed. If generation stalls or fails, Arete may retry automatically or permit you to retry without another charge.

The private living-report link is a capability link: anyone who possesses it may be able to open the report. Share and store it carefully.

Finished reports and PDFs remain available through Arete for 90 days. Download and retain any copy you want to keep.

Each purchase includes one eligible revision, correction, or deepening submission within 7 calendar days after the first completed report. We may ask you to resubmit information because successful intake answers are not retained after generation. Listing-focused products remain listing-focused after revision.

8. Refunds and remediation

The Refund and Report-Remediation Policy is part of these Terms. It explains unused-purchase cancellations, duplicate charges, non-delivery, correction rights, qualifying defects, exclusions, timing, and how to request help.

Nothing in these Terms or that policy limits a right or remedy that cannot lawfully be waived.

9. Privacy

The Privacy Policy explains what Arete collects, how the report-generation workflow operates, the vendors involved, retention periods, customer rights, and contact methods.

By using Arete, you acknowledge that submitted information will be processed as described in that policy.

10. Acceptable use

You may not:

  • use Arete for unlawful, fraudulent, abusive, or deceptive activity;
  • submit malicious code, prompt-injection instructions, irrelevant sensitive records, or content you lack authority to use;
  • interfere with security, rate limits, license controls, report links, or service operation;
  • scrape, probe, reverse engineer, or systematically extract Arete software, prompts, rules, templates, or datasets except where applicable law expressly permits it;
  • resell or commercially redistribute the product; or
  • present an Arete report as a licensed inspection, professional certification, warranty, appraisal, or official approval.

We may refuse, suspend, or terminate access reasonably believed to violate these Terms, while honoring non-waivable consumer rights and any refund owed under the Refund and Report-Remediation Policy.

11. Third-party services

Arete uses third-party services including Gumroad for checkout and licensing, Anthropic for AI-assisted report generation, Vercel and Upstash for application hosting and storage, Vercel Blob for PDF storage, and Resend for email delivery.

Those providers may apply their own terms and policies. We are not responsible for a provider’s independent service, but we remain responsible for performing the customer obligations undertaken in these Terms.

12. Disclaimers

TO THE MAXIMUM EXTENT PERMITTED BY LAW, ARETE HOME REVIEW AND THE RELATED SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE.” ONREPEAT VENTURES LLC DISCLAIMS IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT.

This disclaimer does not exclude an express promise stated in these Terms, the Refund and Report-Remediation Policy, or rights that applicable law does not permit Arete to disclaim.

13. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, ONREPEAT VENTURES LLC WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, EXEMPLARY, PUNITIVE, OR CONSEQUENTIAL DAMAGES, OR FOR LOST PROFITS, LOST SAVINGS, LOST DATA, DIMINUTION IN PROPERTY VALUE, OR THE COST OF A REPAIR, TRANSACTION, OR PROFESSIONAL SERVICE ARISING FROM USE OF OR RELIANCE ON ARETE.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, ONREPEAT VENTURES LLC’S TOTAL LIABILITY ARISING FROM A PARTICULAR PURCHASE WILL NOT EXCEED THE AMOUNT PAID FOR THAT PURCHASE.

These limitations do not apply to liability that cannot lawfully be limited, including where applicable for fraud, willful misconduct, gross negligence, or personal injury caused by conduct for which liability cannot be disclaimed.

14. Governing law and disputes

Before filing a claim, you and Arete agree to make a good-faith effort to resolve it through reports@aretehomereview.com.

Illinois law governs these Terms, without regard to conflict-of-law rules, except to the extent your local non-waivable consumer law applies. Any court proceeding must be brought in a state or federal court with jurisdiction in Cook County, Illinois, unless applicable law gives you a non-waivable right to another forum.

Nothing here requires arbitration or prevents you from contacting a consumer-protection regulator or using a lawful small-claims process.

15. Changes and general provisions

The Terms in effect when you purchase and submit a review govern that purchase. We may update these Terms prospectively when the product, law, vendors, or operating model changes. Material changes do not retroactively reduce rights already attached to a completed purchase unless required by law.

These Terms, the Refund and Report-Remediation Policy, the Privacy Policy, and the product description shown at purchase form the agreement concerning your use of Arete.

If a provision is unenforceable, it will be limited or removed only to the extent necessary, and the remaining provisions will continue. A failure to enforce a provision once is not a waiver. OnRepeat Ventures LLC may assign these Terms in connection with a merger, reorganization, sale of the business, or transfer of the Arete product; you may not assign the license except as applicable law permits.
